How Much Does a Shed Actually Cost?
Prices in this trade are quoted so many different ways that comparison is nearly impossible. Here is what actually drives the number, and what is usually left out of it.
What moves the price
- Footprint, first and most. Cost rises roughly with floor area, though not perfectly, because a bigger building shares the same door and roof design over more square feet.
- Build style. A simple gable utility shed is the cheapest shape. Lofted barns, dormers and gambrel roofs cost more because there is more structure and more roof.
- Siding and roofing material. Painted engineered wood, vinyl, metal and cedar all sit at different price points and different maintenance commitments.
- Level of completion. A shell costs meaningfully less than the same building finished, because you supply the interior work.
What is usually not in the price elsewhere
- Delivery. In much of this trade freight is quoted separately, or is free only within a radius of the lot. On this site delivery is free nationwide and is already in the price you see.
- The base. Nobody includes the gravel pad or slab, us included. Budget for it separately.
- Permits and any utility hookup.
The rent-to-own question
- Rent to own is offered almost everywhere in this trade and it is worth understanding before you sign one. These are lease-purchase agreements, and by the time the term finishes they routinely total far more than the cash price of the same building.
- We do not offer it. We sell outright at one price, with no credit check and no finance company involved. That is a deliberate choice, and it is also why our number is the number.
How to compare two quotes properly
Put both on the same footprint. Then add delivery to whichever one excluded it. Then check whether either is a shell. Most of the difference between two quotes in this trade disappears once you do those three things.
