Do I Need a Permit for a Shed?
The honest answer is that we cannot tell you, and anyone who gives you a confident national number is guessing. Permits are set by your city and county. Here is how to find out in about ten minutes.
The short version
- Most jurisdictions in the US set a square-footage threshold below which no building permit is required. 100, 120 and 200 square feet are the common lines, but they are genuinely local numbers.
- Almost everywhere has setback rules governing how close to a property line, septic field or easement you can build, and those apply even when no permit is needed.
- Anything you intend to sleep in, run electricity to, or plumb is treated as a habitable structure almost everywhere, and that changes the answer completely.
How to find your actual answer
- Search for your county or city name plus 'accessory structure permit'. That phrase is the one used in most local codes.
- Call the building department and give them three numbers: the footprint, the height at the peak, and whether it will have power or plumbing. Those three decide it.
- Ask specifically about setbacks as well as permits. People commonly clear the permit question and then discover they cannot build within ten feet of the fence.
If you are in an HOA
Your HOA rules are separate from, and usually stricter than, the county's. Check colour, roof style and placement restrictions before ordering, not after.
Are sheds taxable?
A permanent structure on a foundation can be assessed as an improvement to the property in many counties. A portable building on skids or blocks often is not. This is a question for your county assessor, and it is worth asking before you choose between a slab and a gravel pad.
